Winkworth makes Croatia property investment easy
28.08.2006
Fly-to-let Brits can capitalise on growing popularity of beautiful Adriatic coastline as a year round holiday destination.
Winkworth, one of the UK's longest established independent estate agents, announces a new property investment initiative in Croatia championed by international tennis star Goran Ivanisevic.
Winkworth has the exclusive rights to market 336 apartments in the Novi Vinodolski resort, a burgeoning modern holiday destination for visitors from continental Europe. The resort is 1km away from the beautiful medieval town of Novi Vinodolski on the Adriatic coast and just a few hours from the capital Zagreb and the historic cities of Dubrovnik and Split. The resort is also home to the Novi Classics tennis tournament (part of the Merrill Lynch Tour of Champions), which attracts international stars like Boris Becker and John McEnroe along with resort enthusiast Goran Ivanisevic.

On site property management at a guaranteed yield
Each of the one, two and three bedroom apartments has a balcony with beautiful sea views and is finished to a high specification with under floor heating, plasma TV and internet access. Stylish, complimentary furnishings mean that the apartments are ready to let from day one under the direction of the resort management company, Hoteli Novi d.o.o. which is offering a minimum 7% rental yield for 5 years.
The apartments represent phase one of the resort's development. Phase two, which is due for completion in time for the summer season in 2007 will see the addition of a 5 star hotel, a health and wellness centre, enhanced beach facilities and a 'Kids' town' to keep children entertained. Phase three consists of five star deluxe accommodation and phase four will see construction of a championship golf course and marina.
A comprehensive property purchase service from the UK
Unlike the difficult experience of buying in Croatia as an individual foreign property investor, Winkworth has put together a simple, minimal risk package with the advice and involvement of leading international property lawyers Charles Russell. Hypo Alpe Adria Bank, Croatia's main property lending bank, is offering 70% Swiss franc mortgage finance in a unique arrangement for overseas purchasers.

And, unlike many new developments where it is usual to buy off-plan, here you can see exactly what's on offer and be reassured of the rental yields as the resort is in its second year of operation. According to a recent article published in the Investors Chronicle, in the last five years there has been a 20% increase in Brits investing in property abroad, and the 'fly-to-let' trend is speeding up.
Commenting on the benefits of this initiative for UK investors, Charles Peerless of Winkworth says: “Property in Croatia is a great investment as the country's wealth increases and as it gears up for accession to the EU, but getting into the market as an individual foreign investor is a flawed bureaucratic process littered with pitfalls. Thanks to the diligence and hard work of London solicitors Charles Russell, we have overcome these obstacles and transformed the buying process into a simple one-stop transaction.”
A new motorway is scheduled to open next spring which will connect the resort to the capital Zagreb in just over an hour and a half. The nearest international airport is Rijeka, just 20 minutes from the resort with flights to major European destinations including London.
Winkworth will be running a series of exclusive presentation evenings where Charles Russell will provide independent legal advice to potential buyers:
The Lowry Hotel, Manchester, 3rd October 2006 7pm
The Mandarin Oriental Hotel Hyde Park, London, 10th October 2006 7pm
